St James Street

St James Street is a community of small start up businesses and social enterprises based on a former car park site in Walthamstow, London.

The workspace units vary in size from 18m2 up to 100m2 and are offered at a fixed affordable rate to local entrepreneurs. To support the business community are a number of facilities such as a shared ‘common room and kitchen’, concierge and cycle storage space. In addition other uses complement the workspaces; such as some ‘grab-and-go’ retail and small independent food stalls.

The building is an off-site modular system construction using remodelled shipping containers, which are stacked and arranged to create two storeys of flexible workspace and a range of other community uses, including retail, a cafe and other small independent food and beverage spaces.

The concept is to create a network of entrepreneurial business communities across London, where the collaboration between small business helps to promote growth and success. With projects delivering mixed-sector private workspace alongside vibrant communal and public facilities.

Each workspace unit is modular, custom configured to meet site specific needs, erected with minimal ground work, then relocated, reconfigured or left in-situ as required creating a sustainable system of reuse and adaptation.
